About SG HDB Resale

SG HDB Resale is a free, independent site about HDB resale prices. It is meant for people buying a resale flat, people thinking of selling, and anyone curious about the market.

The official resale records are public, but they come as large spreadsheets that are hard to use. This site cleans and combines them so you can look up things like what a 4-room flat costs in a particular town, how much more flats near an MRT station sell for, or which districts have risen fastest, and see the figures they are based on.

Where the numbers come from

Every figure on this site comes from official, public sources:

• Resale transactions - the full record of HDB resale flat sales published on data.gov.sg, covering every registered sale from 2012 onward.
• Locations and MRT distances - flat blocks are geocoded and matched to the nearest MRT station using OneMap, Singapore's official map service.

The data is refreshed weekly, picking up the latest sales shortly after data.gov.sg publishes them.

How to read the numbers

A few things to know when reading the figures:

• Medians, not averages. Every price shown is a median - the middle of the range - which is far less skewed by a handful of unusually high or low sales than an average would be.
• Distance to the MRT is straight-line. When you see "distance to MRT", it's the direct, as-the-crow-flies distance from the block to the nearest station - not walking distance, which is usually a little longer.
• This year is year-to-date. The current year only includes sales registered so far, so it's a partial picture that fills in as the year goes on.
• Small samples are shown, not hidden. Where only a few flats sold, the sale count is shown next to the median so you can judge how much weight to give it.

What this site is not

This is an independent project, free to use and supported by advertising. It is not affiliated with the Housing & Development Board (HDB) or any Singapore government agency. The figures are general information, not financial, legal or property advice, and should not be the only thing you rely on when buying or selling.
