What it is. Every flat is scaled up to a common ~97-year ("near-fresh") lease basis, so its price stops being dragged down just by a shorter lease. The scaling uses a lease-decay curve we estimated from ~322,000 resale transactions (2012-2026), holding town, flat type, sale period and floor constant. It answers one question: is this psf low because of the lease, or because of something else?
How to read it. Only compare it within the same town and flat type. If two such flats have a similar lease-adjusted psf, the price gap between them was mostly the lease. If one stays lower even after adjusting, something else is cheaper about it - floor, exact location, or model. The × figure shows how much the lease pulled the raw psf down.
What it is not. It bundles lease with a flat's age and condition (they move together and cannot be separated from price data), it is an average market pattern, not a valuation of any single flat, and below ~55 years of lease it is a rough estimate (few comparable sales, mostly central estates) and marked with an asterisk (*). It is not financial advice.
