HDB median resale prices this year
Step 2 of the buyer's roadmap: after the long view, see what the market is doing right now - this year’s medians and volumes, by town and flat type.
How to read this page
Pick a flat type and adjust the filters; the figures and chart redraw to your selection.
These are sales logged so far in 2026, so recent months firm up as more data arrives - a read on direction, not a valuation. Ready to commit to areas? Compare them in Towns.

About this data
What is counted
Resale transactions registered in the current calendar year, from data.gov.sg. The latest month is still open and fills in as HDB publishes new registrations, so its numbers usually rise over the following weeks.
How the figures are calculated
Each cell is the median price for that town and flat type (or month) under your filters, or, if you switch the measure, the median price per square foot. Lease-adjusted $psf first scales each sale up to a ~97-year lease using the average lease-decay pattern across HDB resales since 2012, so older and newer flats compare on a fairer footing; it is an average pattern, not a valuation. Cells with fewer than 5 sales are left uncoloured and show their sale count, because one unusual flat can swing a small median. Month-on-month changes are shown only where both months have at least 5 sales.
Distance to MRT is the straight-line distance from the block to the nearest station, not a walking route, so a real walk is usually longer. Flat age counts years since the lease began.
Limits
Within a single year, a median can move because of which flats sold rather than because prices changed: a month with more newer flats looks dearer. Treat small monthly moves as noise and look for direction over several months. For how to read the current market, see is now a good time to buy.
