How to read this page

Set your budget and filters; results show the towns and flat types whose recent medians fit.

Medians are past sales, so treat matches as a shortlist, not a promise on price. To pin down the budget first, use Affordability.

About this data

What is counted

Only the most recent 3, 6 or 12 months of resale transactions (you choose), rolling forward each month. Each town and flat type is priced from the sales in that window that match your distance-to-MRT and minimum-remaining-lease filters.

How the figures are calculated

In budget means the median matching sale was at or below your budget, so at least half of those sales went for your budget or less. Best value ranks by the median price per square metre. Best value, lease-adjusted first scales each sale's price per square metre up to a ~97-year lease, using the average lease-decay pattern measured across HDB resales since 2012, so towns with older flats are not ranked as bargains purely because their leases are shorter. It is an average pattern, not a valuation, and is only a rough guide where the typical sale has under 55 years left (marked †). Most choice ranks by the number of matching sales. Fastest appreciating compares the 2012 median with the current window's median in the same distance band, and is left blank where either period has fewer than 20 sales.

Distance to MRT is straight-line to the nearest station, not a walking route.

Limits

Shorter windows sit closer to today's prices but rest on fewer sales, so they move around more. A median in budget does not mean every flat is: floor, condition and the exact block all matter. This page does not include grants, loan limits or cash needs. For those, use the affordability calculator and what a resale flat really costs to buy.
