How this is calculated

The tool applies Singapore's public housing-finance rules as of 2026 - verify current figures with HDB and your bank, as rules and rates change.

HDB loan: interest 2.6%, up to 75% loan-to-value, capped by the Mortgage Servicing Ratio (repayment ≤ 30% of gross income), tenure up to 25 years.

Bank loan: qualified at the 4% stress rate against both the MSR (30%) and the Total Debt Servicing Ratio (all debts ≤ 55% of income), up to 75% loan-to-value with a minimum 5% cash downpayment, tenure up to 30 years. Tenure is also capped so the loan ends by age 65.

The maximum price is the lower of what your income supports and what your cash + CPF can cover as downpayment. The illustrative monthly instalment uses 2.6% (HDB) or your assumed rate (bank). Town budget-match uses each town's median 4-room resale price over the latest 12 months (through September 2026); a median means about half of recent 4-room sales were below it.
