How is the HDB loan monthly repayment calculated?
It uses the standard amortising-loan formula: the monthly instalment is the loan amount times the monthly interest rate, divided by one minus (one plus the monthly rate) to the power of minus the number of months. Every instalment is the same; early on more of it is interest, and over time more goes to principal. This calculator applies that formula to the loan, rate and tenure you enter.
What interest rate does an HDB loan charge?
The HDB concessionary loan rate is 2.6% a year - pegged at 0.1% above the CPF Ordinary Account rate of 2.5%. It has held at 2.6% for years but is reviewed quarterly, so treat it as current-but-not-guaranteed. A bank loan is usually lower at first but floats with the market, which is why this tool lets you type in any rate to compare.
How long can an HDB loan run?
An HDB loan runs up to 25 years, and a bank loan for an HDB flat up to 30 years - but the tenure is also capped so the loan ends by a certain age, so older buyers get a shorter maximum. A longer tenure lowers the monthly instalment but raises the total interest you pay over the life of the loan.
How much can I borrow for an HDB flat?
The loan is capped at 75% of the price or valuation (the loan-to-value limit), so you fund at least 25% as a downpayment from CPF and/or cash. What you actually qualify for is also limited by the Mortgage Servicing Ratio - repayments up to 30% of gross monthly income.
